For Property Owners

Sell with confidence.

Representation that begins with an honest assessment of what your property is worth, and ends with someone who negotiated properly on your behalf.

The Process

Eight stages, and who does what at each one.

Nothing here is unusual. What matters is that it is done properly and that the same person is accountable throughout.

  1. 01

    Property evaluation

We walk the property, review the paperwork and assemble comparable evidence. You receive a written assessment with the reasoning attached, not a single number.

  2. 02

    Positioning and pricing strategy

We agree what is genuinely distinctive about the property and who the realistic buyer is, then set a price the evidence will support through negotiation.

  3. 03

    Professional photography and presentation

Architectural photography shot across several visits so every room is captured at its best hour, with floor plans and written material prepared to match.

  4. 04

    Targeted marketing

Distribution aimed at the specific audience for the property — our own buyer list first, then selected agents, portals and paid placement where it earns its cost.

  5. 05

    Buyer qualification

We establish position and funding before arranging viewings. Your time is not spent on people who cannot transact.

  6. 06

    Negotiation

We prepare the evidence, hold a position and manage competing interest. Most of the value we add to a sale is added here.

  7. 07

    Transaction coordination

We work alongside your lawyer through contract, deposit schedule, registration and any conditions, and keep the timetable moving.

  8. 08

    Closing support

Final inspections, handover, meter readings and key transfer. We stay involved until the property has changed hands properly.

What We Bring

Six things that decide the outcome.

Professional property presentation

Architectural photography, floor plans, and written material that describes the property accurately rather than enthusiastically. Presentation is what determines whether the right buyer stops on your listing.

Digital distribution

A dedicated property page, portal syndication, and paid placement where the audience justifies it. We report on what each channel produced rather than on impressions.

Private buyer network

Our own list of active buyers and the agents we work with regularly. A meaningful proportion of our sales are agreed before a property reaches public marketing.

Off-market strategy

Where discretion matters, we represent the property quietly — a defined list of qualified buyers, no public listing and no signage. Nothing is disclosed without your instruction.

Personal representation

One advisor, from instruction to completion. The person who valued the property is the person who negotiates the sale and attends the closing.

Negotiation and closing

We manage the offer process, the conditions and the timetable, and coordinate with your lawyer through to registration.

Request a Valuation

Start with an honest number.

Tell us about the property and we will come back within two business days with an initial assessment and the comparable evidence behind it.

  • No obligation, and no marketing follow-up unless you ask for it
  • A written assessment, not a verbal estimate
  • Comparable evidence included so you can check the reasoning
  • Handled by a partner, not passed to a junior desk

Before You Decide

Have a conversation first.

If you are weighing whether to sell at all, that is worth a conversation on its own. We are glad to have it without any expectation attached.
